KLNB Land Press Release Synopses for 2011

24 April 2011 – Stephen J. Ferrandi and KLNB Land represented The Sanford Companies in the sale of land comprising 30 single-family lots to K. Hovnanian Homes in Severn, Anne Arundel County, Maryland.

21 April 2011 – Stephen J. Ferrandi and David Fritz of KLNB were awarded the listing for the 5.5-acre Katz property in College Park, Prince George’s County, Maryland. The property is capable of supporting approximately 75 town homes. The property, located off of Baltimore Avenue, is walking distance to the University of Maryland, Maryland’s largest university.

20 April 2011 -- Stephen J. Ferrandi and KLNB Land were awarded the listing for Strawbridge Manor and its adjacent 4.59 acres. The property, zoned R-20000, in Sykesville, Carroll County, Maryland, is expected to support nine single-family lots, in addition to the 6600 s.f. manor house. Strawbridge Manor, built 1926, was originally a 396-acre boys’ home, operated by the Methodist Church until it was closed in the 1950s. Of the original 396 acres, only the manor house and its accompanying grounds remain undeveloped.

18 April 2011 – KLNB Land is proud to announce the sale of the 125-acre Miklasz assemblage to Toll Brothers Homes for the development of a mixed-use residential community of 252 lots. Located in Severn, Anne Arundel County, Maryland, the tract is adjacent to the county’s largest employer, Ft. Meade/NSA. It is expected that the development (to be named St. Francis Preserves) will break ground in the autumn of 2012, with home sales beginning in the spring of 2013. Stephen J. Ferrandi was responsible for guiding the project through the PUD approval process, beginning in 2007; and undertaking the subdivision of the property in 2009, until placing the property under contract with Toll Brothers Homes. The Miklasz tract represented the largest parcel of developable land in the county’s growth area not owned by a developer or home builder.

17 April 2011 – KLNB Land was awarded the disposition of 13 acres of developable commercial ground in Parsonsburg, Wicomico County, Maryland. The property, located at the intersection of US 50 and Forest Grove Road, is being marketed as a house of worship site, although other uses such as gas station, day care, and neighborhood are possible.

16 April 2011 – Stephen J. Ferrandi and Kevin Barrett, of KLNB, have teamed up to sell or ground lease a three+-acre parcel of ground with frontage and access off of westbound US 50 at VFW Parkway in Grasonville, Queen Anne’s County, Maryland. Since the property is adjacent to a hotel, the duo is marketing the property as a retail or restaurant pad site.

13 April 2011 – Stephen J. Ferrandi has placed the 10-acre Mohr property, in Perry Hall, Baltimore County, Maryland, under contract to Elm Street Development. The property, adjacent to Perry Hall Senior High School, is expected to yield 20 single family home sites.

4 April 2011 – Stephen J. Ferrandi and KLNB Land have placed the 15.54-acre Scheno tract in Aberdeen, Harford County, Maryland under contract to Clark Turner Development. The property will be incorporated into the 700+-unit Beach Creek community currently being built by Ryland Homes.

15 February 2011 – KLNB Land, under the direction of Stephen J. Ferrandi, was awarded the disposition of phase one of Blue Stream, a 1400-unit master-planned community in Elkridge, Howard County Maryland. The disposition of 125 town home lots in the community is expected to be well received by national homebuilders.

17 January 2011 – Stephen J. Ferrandi and KLNB Land were awarded the disposition of 10 single-family lots in Pasadena, Anne Arundel County, Maryland, by The Sanford Companies.

2 January 2011 – KLNB Land was awarded the disposition of a 7.69-acre house of worship site in Bowie, Prince George’s County, Maryland. The site, which is partially developed, features infrastructure for a large church complex as well as the shell of a worship center – all of which ceased construction after the owner decided to halt construction.

“I think you’re going to see a lot more developers facing that dilemma,” said Stephen J. Ferrandi, a real estate broker with KLNB Commercial Real Estate in Ellicott City specializing in land deals. “There’s a huge supply of deals that probably will blow up by the end of the year.”

Home-building bust means Maryland farmers can’t sell their land

Ferrandi said five years ago it was easier to sell subdivisions, but farms that used to sell for $20 million are now settling for $12 million.
